			<content:encoded><![CDATA[<p>In the Midwest many people still have wood docks that they put in and take out of the water every year at the cabin or home on the lake. While most wood docks are made out of Cedar, some are made from Spruce, Pine Fir or even teak.</p>
<p><img class="alignleft size-full wp-image-260" src="http://www.absolutemn.com/blog/wp-content/uploads/2009/06/dock-small.jpg" alt="dock-small" width="167" height="250" /><br />
Regardless of the type of wood, though, they need to be stained and protected. Certain types of wood turn gray over time. This is from being out in the elements, if they are not treated. They can also warp, crack and decay without proper protection. Protecting a dock is not a â€œset it and forget itâ€ operation. It must be repeated every few years, and done properly if you want it to last that long.</p>
<p>In order to protect your wood dock you can paint it, but staining it is really the best way to go. It is important to finish any stain job with a good quality wood sealer. Another option is to purchase a stain that has a sealer combined with it. This way, instead of needing to cover the entire fence with two different products, you will only have to cover it with one.<br />
Stain your dock sections immediately after taking your dock in for the season or immediately before putting it out for the summer.</p>
<p>ï¿½<br />
Before staining your dock, you should prepare an area to do the staining. DO NOT STAIN YOUR DOCK WHILE IT IS IN THE LAKE. You will inevitably drip toxic stain and/or sealer into the lake and that is not good for anyone or anything. Find an area that is out of the wind and lay down a tarp, drop cloth or newspaper. This will keep the stain from getting on your grass, shoes, driveway, etc.</p>
<p>ï¿½<br />
Next prepare the wood surface. Follow the manufacturer&#8217;s directions on the stain container in order to achieve the best results. Make sure that rain is not forecast for the next 24 to 48 hours. You don&#8217;t want your freshly stained dock to get wet before the stain has set. General rules of thumb are to make sure the surfaces to be stained are thoroughly dry, clean and free from oil, grease and other pollutants. Because of the application of a dock with water coming from above and below, it is good to plan to stain both the top and the bottom. Staining the bottom first is usually easier.</p>
<p>ï¿½<br />
The next step is to begin to apply the stain on your wood dock. Donâ€™t forget to put on your protective eyewear and some latex gloves. Also be sure that you read and follow the manufacturer&#8217;s directions on the stain container in order to achieve the best results. Using a clean, good quality paint brush, apply the stain to the wood in the same direction as the grain. Starting at one end of the dock apply the stain on a small section at a time. Apply the stain in short, even strokes; thinning it out any heavy spots so it doesn&#8217;t puddle.</p>
<p>After you have finished the first side (bottom of dock), wait at least 12 hours or until the stain is dry to touch (see manufacturerâ€™s recommendation). Then turn the dock sections over and repeat the process on the top side of your wood dock.</p>
<p>Tip: Mask off (with masking tape) any hardware that you do not want to stain. Remove masking tape when all staining and sealing is complete.</p>
<p>Make sure that you stain every wood piece of the entire dock, including the sides, ends, etc. Most manufacturers will recommend applying a second coat of stain to the wood after the first coat has thoroughly dried. Then, allow the stain on your entire wood dock to dry thoroughly. If you are going to apply a wood sealer your wood dock is now stained and ready to accept the sealer. Again, follow the manufacturerâ€™s instructions on the sealer container.</p>

<p>Many people may already have their docks in the water for this summer season, so remember to refer back to these tips this fall. Or apply them to your wood privacy fence, you should treat them basically the same way. Although if you have a really long fence you and your drop cloth or tarp may need to work your way down the fence section by section.</p>

			<content:encoded><![CDATA[<p>You may have heard a lot about the economic â€œStimulus Billâ€ that President Obama signed in February of 2009, but you may not know how it can save you money.</p>
<p>Part of owning a home is the regular maintenance a home requires. This maintenance can range from major appliance replacement to a new roof. Often home owners inherit items within their homes that are less than desirable. Items like inefficient and/or leaky doors and windows come to mind. Replacing these items is a major investment in your home that should ultimately pay off with energy savings.</p>
<p>The American Recovery and Reinvestment Act of 2009 (or the â€œStimulus Billâ€) has made changes to the energy efficiency tax credits available to Americans.</p>
<p>The biggest change is that the credits have been raised from 10% of the cost to 30% of the cost for installations put in place from January 1, 2009 through December 31, 2010. The maximum credit has been raised from $500 to $1500 over this two year period. Along with that, the cap of $200 on windows has been removed.</p>
<p>It should be noted that some ENERGY STAR qualified windows will not qualify after June 1, 2009. It is important that you check to see if the windows you are considering installing will qualify for the tax credit. <p>So your looking to sell your house, one of the biggest things you can do before anything else is get the home inspected. Once you receive your home inspection list don&#8217;t be discouraged, there are going to be a lot of things on that list. The inspectors will usually spend hours looking through every inch of your house, they will find faults, no house is perfect. The thing to keep in mind is that you need to bring the home up to good condition, not perfect-brand-new-in-the-box condition, just good condition.</p>
<p>Before the inspection takes place do your own inspection. Some simple things to look for are:</p>
<ul>
<li>Appliances</li>
<li>Lighting</li>
<li>Garage Doors</li>
<li>Window Operations</li>
<li>Outlets (Specifically GFI&#8217;s)</li>
<li>Operation of Doors &amp; Locks</li>
</ul>
<p>Fix all the things you can before the inspection and then have the inspector come in and do their job.</p>
<p>Once completed start going through the list and you&#8217;ll begin to see a lot of simple to fix items that you missed during your own inspection. Start with those items and then work on to the bigger ones. Or, if the bigger ones are too big for you, <a href="http://www.jwcresidential.com/sitepages/pid43.php" target="_blank">call in a contractor</a> to take care of them. Fix as many items as possible. If your budget is a little tight always fix the most important items first. These items will include:</p>
<ul>
<li>HVAC</li>
<li>Mold &amp; Mildew, if any</li>
<li>Roof</li>
<li>Plumbing</li>
<li>Electrical</li>
<li>Drainage</li>
</ul>
<p>Always keep all receipts and records of any other inspections or fixes that you have done while living at the house. This will show potential buyers that you have always done routine maintenance on specific items. Examples are yearly inspections and adjustments on furnaces, hot water heaters, and AC units. Also keep records of any warranty work that was done for appliances.</p>

<p>Now that we all have our Christmas Tree&#8217;s up it&#8217;s a good time to talk about tree safety. Here are a few tips to follow to ensure everyone has a safe and enjoyable holiday season.</p>
<p><strong>Always make sure the tree has plenty of water</strong></p>
<p>Make sure to check the stand every day and fill it up when needed. If the tree is not properly hydrated it will dry out which will signifintly increase the fire hazard.</p>
<p><strong>Keep the tree away from heat sources</strong></p>
<p>Never place the tree near the fireplace, heater vents,Â  room heaters, or your entertainment system (TV, DVD player,audio components, etc.). All that heat will dry out the tree faster thus making it less safe.</p>
<p><strong>Tree Lights</strong></p>
<p>Make sure you are using the proper lights for your tree. Never use outdoor lights indoors and vice-versa. Check the lights for any damaged sockets and frayed wiring, if found you should fix or replace the set. If using an extension cord never use more than 3 sets of lights per cord. The cord should never be running across any walk ways (even if under a rug) and should always be along a wall. The final thing about lights, make sure you turn them off before you go to bed.</p>
<p><strong>Ornaments and Decorations</strong></p>
<p>Always use a step stool when placing ornaments on higher parts of the tree. Keep the smaller stuff up higher in the tree so it wont become a choking hazard to children and pets.</p>
<p>For everyone out there that has cats and needs some advice on how to keep them out of the tree try keeping orange peels under it. Apparently cats hate oranges from what I hear. Also keep a spray bottle of water around and spray the cat when he tries to get near the tree.</p>

			<content:encoded><![CDATA[<p>Winter is upon us and for those who have not winterized your home we have compiled 5<span style="font-family: Verdana;"> </span>tips to help you stay safe, warm, and save this winter season.</p>
<p><strong>1. </strong><strong>Seal it up: </strong> Check the outside windows and doors to ensure that there isn&#8217;t cold air entering the home. If air is coming through caulk the windows and use weather stripping to seal the doors. And switch out all summer screens with its glass replacement.</p>
<p><strong>2.Inspect the furnace:</strong> Have your ducts cleaned and your furnace inspected by a HVAC professional. Change your furnace filter once a month this will prevent your furnace from over-working and over-heating. If your home is heated by aÂ hot-water radiator, open the valves slightly and bleed themÂ until water appears this will ensure the proper flow of water through the system. When the time is right you may want to consider switching to geothermal heating/air to save on your energy bill in the winter and summer.Â Also make sure there is aÂ carbon-monoxide detector near your furnace and that it is operational.</p>
<p><strong>3. Check the lid:</strong> Inspect the roof to ensure the shingles are in good condition. Consider adding extra insulation in the attic toÂ prevent warm air from escaping through the roof and causingÂ ice dams. Clean out your gutters and downspouts. Installing leaf guards will minimize debris in your guttersÂ and prevent them from clogging.Â Check flashing to make sure water can&#8217;t enter your home.</p>
<p><strong>4. Protect the pipes:</strong> Drain all garden hose and insulate all exposed piping. If you leave for vacation,Â keep the house temperature atÂ 55 degrees to prevent your pipes from freezing.Â Make sure you know where yourÂ water main shut off valveÂ is in case there is an emergency.</p>
<p><strong>5. Keep the pest at bay:</strong> ToÂ make sureÂ your home stays rodent free, rake all edible vegetation away from the foundation. Seal up all entry points and any cracks in the foundation. Inspect all sill plates for possible infestation.</p>

Â After every project is complete we will blog about it and give you a general idea of what the project detailed, how we preformed the job, any issues that we may have ran into during the job, and before and after pictures that will be coming to our <a href="http://www.jwcresidential.com/sitepages/pid40.php" target="_blank">Projects Portfolio</a> page soon.</p>
<p>So we have just wrapped-up a new floating cedar deck with an existing enclosed screen on a porch in Golden Valley. The customer requested that we remove the screening, tear-up existing deck, replace deck with cedar, and then re-install the screening.</p>
<ol>
<li>Our first task was to remove the existing screening without damaging it. We achieved this by carefully removing one section of the screening at a time. The screening was held up with screws that were screwed into the existing deck and also nailed into the fascia. This made it somewhat difficult to remove without ruining the fascia.</li>
<li>We tore up the existing decking and hauled it off. This was fairly simple since it was pretty old. We basically just pulled it out with our own hands.</li>
<li>We re-leveled the surface &amp; started framing the deck which was very difficult because of concrete that was beneath the old decking. The concrete was cracked and significantly shifted which created an uneven surface.</li>
<li>While the deck was being framed with green treated wood, we also started staining both sides of the cedar decking boards. We always stain all sides of cedar board decking to keep moisture from causing the boards to warp.</li>
<li>We installed the pre-stained cedar decking boards making sure all our <a href="http://www.deckmatescrews.com/" target="_blank">Deck Mate screws</a> were in line with each other. We always use screws instead of nails to ensure that all boards a fastened securely and will not pop out later on down the road.</li>
<li>We re-installed the screening. We put the screening back in opposite of how we took it out in order to line everything up properly.</li>
</ol>
<p>An issue that we ran into during this project was the heat; it was about 80 degrees on average out there. The problem with the heat is it&#8217;s just not that fun to work in, well we already know that. The real problem comes when it&#8217;s time to stain the decking boards and there is not enough shade in the area. If it&#8217;s too hot out during the staining process without ample shade, then the boards do not dry properly. Â So a good tip is to try and do your staining early in the morning or make sure you have plenty of shade in the area while staining.</p>
<p>All-in-all, the porch turned out to look very nice and the client was pleased with the outcome. To look at some before and after shots, please check out our photo page. As some of you may not know, Marvin Windows is based out of Warroad, MN. Marvin was kind enough to provide us a trip to their facility and an extensive tour.</p>
<p>While at Marvin, we learned a great deal about some of their new products like SillGuard, and Venting Picture Windows. We also learned about their manufacturing process.</p>

<p><a href="http://www.marvin.com/default.aspx?page=SillGuard" target="_blank">Marvin SillGuard</a> is a new way of keeping out water and moisture by effectively moving it to the exteriors of window and door openings. The Marvin SillGuard is easy to install and is made from non-corrosive and non-conductive recycled polypropylene.</p>
<p>The new <a href="http://www.marvin.com/default.aspx?page=Venting_Picture_Window" target="_blank">Marvin Venting Picture Windows</a> are an industry first. The Venting Windows provide the beauty of a picture window with the opportunity for cross ventilation. It provides fresh air and outside noises without any actual breeze coming through.</p>
<p>Here are some of the highlights of the manufacturing process we noticed while at Marvin:</p>

<li> Marvin does not ever use two different species of wood for any of their products.</li>
<li> They can design and produce any window that you can think of.</li>
<li> Some of their patio screen doors are operated by rollers on the top of the doors.</li>
<li> It&#8217;s unbelievable how many steps go into making a window!</li>
</ul>
<p>To sum it up, this tour showed us that Marvin has got some new ideas and great products. However, while we like what Marvin is doing, there are many other companies out there that build great windows. It&#8217;s important to choose a window that not only looks great, performs well, and fits within your budget.</p>
